Originally built as a bay front hotel in the early 1950’s, the Yacht Club property was converted to condominiums in the mid 2000’s. The classic “lipstick on a pig”, the converter performed limited exterior renovation during the conversion. Some of the existing windows were replaced with vinyl retrofit windows, while other larger ten foot wide steel storefront windows were merely painted. Leaking decks were re-coated with limited repairs. Fast forward a few years and the Association was faced with massive building envelope leaks.

The Association hired PCA to design, bid, and construction manage the restoration of the segments of the buildings with the worst leaks. Work included the removal of all exterior stucco, windows, and deck coatings to allow for the proper implementation of a fully waterproof envelope. Key construction components included the deck waterproofing system and new construction windows.
